Tenant Information

Ray Maher Property Service want to find the right property for you, whether, renting for the first time or simply want to find new rented accommodation in Carlow. We aim to make the process as quick, easy and painless as possible for you. We have a super choice and high standard of accommodation on our books which is one of the great advantages of choosing us. In addition we have a dedicated Student Rental Listing, which is available in the property section for our student customers.

We start by chatting to you about your needs before identifying suitable properties to show you. We offer flexible viewing times and can arrange at a time suitable to you. We then take you through our letting process, give you a pack with all relevant information and guide you in the completion of the necessary documents and dealing with the relevant agencies. We also provide a service whereby we will meet you at the train station or bus park on the day you arrive and bring you to your property.

Once you have chosen a particular property from our list, please note that we will require the following items from you in order for a tenancy to commence:

1. Registration

We want to know more about you, so please send us details of your requirements through our contact page so that we can identify the right properties to show you that meet your needs.

2. Viewings

Having identified potential properties to suit your requirements, we will arrange for you to view the property. Viewing will always be accompanied by one of our property managers, who will be able to provide you with immediate advice and answer any questions you may have.

3. Holding Deposit

To hold the property you have selected you will need to pay a holding deposit of €200. This payment will be put towards the security deposit payable on the property, once the tenancy goes ahead. Should your credit references fail or you decide not to rent the property you will lose the holding deposit. `

The holding deposit is to:
a. Show you are willing to move into the property on the agreed date,
b. Enable us to proceed with references,
c. Enable us to take the property off the availability list.

4. References

We request two references in writing per tenant:

  1. Previous Landlord Reference
  2. Current Employment Reference

5. Other information Required.

Details of your PPS number.
Photographic identification - copy of passport or driving licence - is required on signing lease agreement.
Bank Details.

6. Rent

Rent is calculated on a calendar month basis. The first rental is payable by standing order from your bank account or Direct transfer payable to Ray Maher Property Service and is due before you take occupation of the property.

All payments thereafter must be paid by standing order from your bank account, monthly in advance.

In addition the tenant is responsible for Electricity, Gas/ Water/ Oil, Refuse collection charges (where applicable), Cable and T.V. licence costs and Telephone costs.

7. Deposit

In addition to one month’s rental payment in advance, a security deposit is required prior to occupation of the property, which is set for the individual property. The deposit is held to cover any breakages, damages, or other tenant liabilities.

At the end of the tenancy a property manager or in some cases the landlord will inspect the property and assess any damages and deductions due. The deposit cannot be used to cover rent.

The security deposit will be returned in full once the following is adhered to:

1. Keys returned no later than the termination date.
2. Property is thoroughly cleaned.
3. No breakages and damages to the property.
4. All bins emptied, and rubbish removed.

Deposits will not be returned if you terminate the Tenancy Agreement without required notice and the landlord reserves the right to pursue a tenant in respect of unpaid rent for the remainder of the term of the lease.

8. Tenancy Agreement.

A Tenancy agreement must be signed, and a copy will be issued to you when complete and signed by all parties living in the house.

9. Insurance

We recommend you insure your personal belongings for the duration of the lease as your Landlord’s insurance does not provide you with cover. The landlord must insure the property covering damage to the structure - the bricks and mortar.

10. Utility Bills

Ray Maher Property Service can assist you with setting up the accounts for ESB, Gas & Irish Water. To do so you must complete an application form and direct debit for each account. The completed forms will be emailed to the companies on your behalf. If you already have accounts with the ESB, Gas and Irish Water already we require:

Where oil central heating is installed in the property it is the responsibility of the tenant to co- ordinate the oil supply. Ray Maher Property Service or the landlord, aren’t responsible for this utility. Moreover if the oil supply runs out during a tenancy, it is the responsibility of the tenant to get the system bled and pay any cost associated with this process.

UPC, Refuse and Eircom accounts must also be transferred into your name. This process is the tenant’s responsibility.
